Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want.〔Holmes, Tamara E.: ("Home staging key to selling" ) Bankrate.com, Real Estate Guide 2010〕 ==History== Staging a home has always been part of the homeowner's responsibility, but it was often as simple as keeping the grass cut and picking up dirty clothes. The seller's agent would recommend actions if the owners were clueless about elements that turn off potential buyers. The late-2000s recession turned real estate into a (buyer's market ), wherein sellers look for any advantage to make their property stand out from the rest.〔Today staging a home for sale goes well beyond keeping the grass cut and picking up dirty clothes. Often sellers will rent portable pods or storage units and begin the packing process to "thin" out the home's accessories and personal items. The general thought is that the sellers are going to have to pack up anyway, and a home with fewer personal items and less clutter sells much faster. Getting children on board is often a daunting task. It is important to get them in the process in a positive manner. If the new home has been selected, get them involved in the decorating of their new room. Encourage them to pass toys and books along to charitable organizations for children who can continue to play with their old toys/books. If there are larger items that can be sold on Craigs List, for example, let them keep the money and put it towards a new item they want to buy.
